Project & Programme Management
End-to-end leadership of design teams, contractors and stakeholders — driving programme, quality and governance from inception to completion.
Overview
One team responsible for the whole picture
Complex construction projects fail not for lack of talent but for lack of integration. Designers pull in one direction, contractors in another, and the client is left holding the risk between them.
October Project’s project management practice exists to close that gap. We provide a single point of accountability across the full project lifecycle — from the first feasibility appraisal through to practical completion and post-occupancy — holding the programme, the budget and the design intent together at every stage.
Our team brings together chartered project managers, programme leads and governance specialists who have delivered landmark commercial, residential and civic schemes across the UK. We work with the grain of your organisation, embedding in your team while maintaining the independent judgement you need.
Scope of Services
What we do
Our project management service spans the full RIBA Plan of Work from pre-application strategy to handover and in-use review.
Client Brief & Strategy
Translating stakeholder objectives into a clear, buildable brief — establishing project parameters, success criteria and governance structures before a line is drawn.
Programme Development
Building and maintaining the master programme across all workstreams — integrating design, procurement, construction and commissioning into a single coherent schedule.
Design Team Leadership
Chairing and coordinating the professional team — managing interfaces between architect, engineer, specialist consultants and technical advisors to maintain design progress and resolve conflicts.
Risk & Issue Management
Proactive identification, assessment and mitigation of project risk — maintaining a live risk register and escalating issues with clear options and recommendations for the client.
Stakeholder Governance
Establishing and running the project governance structure — reporting frameworks, board-level briefings, public authority liaison and funder reporting that keep all parties aligned.
Contractor Management
Overseeing contractor performance from pre-construction through to practical completion — managing change, monitoring site progress and maintaining the client’s position under contract.
Our Approach
How we lead a project from start to finish
Strategic Definition & Briefing
We work alongside the client to define the project objectives, establish viability and translate ambitions into a clear brief. At this stage we set the governance structure, appoint the professional team and establish the information management protocol.
Concept Design & Approvals
Managing the design process through concept stage — coordinating consultant outputs, facilitating design reviews and steering the scheme towards planning approval. We monitor programme against the master schedule and flag drift early.
Developed & Technical Design
Holding design quality and programme as the scheme moves into technical detail. We manage information release schedules, resolve buildability issues between design and construction teams and oversee procurement strategy in parallel.
Construction
On-site leadership throughout the construction phase — monitoring progress against programme, managing contractor change and early warnings, chairing site meetings and escalating risk to the client with clear recommendations. The client never faces a surprise.
Handover & Close-out
Managing the transition from construction to occupation — coordinating commissioning, inspections and snagging, securing the as-built information pack and ensuring the client has everything required to operate the building from day one.
In-Use & Post-Occupancy Review
Post-occupancy evaluation to measure delivery against the original brief — assessing building performance, capturing lessons learned and advising on the defects liability period. A formal close-out that informs the next project.
Why October Projects
What sets our project management practice apart
Front-loaded intelligence
We invest heavily in the pre-construction phase — building the programme, stress-testing the budget and resolving constraints before they become expensive. Decisions made early cost a fraction of decisions made late.
Design protected
Commercial pressure should never erode architectural quality. Our project managers understand design and hold both the programme and the intent together, so value engineering strengthens the scheme rather than diminishing it.
Single accountable team
We do not subcontract leadership. The senior team that you appoint leads the project. One point of contact, one line of accountability — from inception through to the day you take the keys.
