Overview
Performance targets that survive contact with the design process
Sustainability commitments made at board level tend to erode by the time they reach the construction programme. Net-zero targets set in the investment appraisal collide with cost plans at RIBA 3, BREEAM credits get traded away under programme pressure, and embodied carbon is assessed after specifications are fixed rather than before.
October Project’s sustainability and ESG advisory practice exists to prevent that slippage. We embed sustainability strategy at the point in the project where it still has traction — in the brief, the procurement documents, the consultant appointments and the contractor’s obligations — so that the performance commitments clients make to funders, regulators and their own boards are delivered in the building.
Our advisors combine accredited technical expertise across BREEAM, whole-life carbon and energy modelling with the project management experience to translate targets into contract requirements. We understand that sustainability advice that cannot survive a value engineering round is advice that will not be built, and every recommendation we make is grounded in what the project can actually deliver.

Net-Zero Pathway Strategy
Establishing science-based carbon targets aligned with the UK’s net-zero trajectory, developing whole-life carbon budgets for individual assets and portfolios, and producing the roadmaps — with costed interventions and milestone dates — that give clients a credible, deliverable route to their commitments.
BREEAM Assessment & Management
Registering and managing BREEAM assessments from pre-design through to post-construction certification — identifying the most cost-effective credit pathways, integrating assessment requirements into the design programme and ensuring contractor obligations are captured in the construction contract.
Embodied Carbon Strategy
Whole-life carbon assessments to RICS methodology — upfront carbon (A1–A5), in-use and end-of-life — with material specification advice that reduces embodied carbon without compromising structural performance, programme or budget. Aligned to LETI, RIBA 2030 Challenge and funder carbon reporting requirements.
Energy & Operational Carbon
Dynamic thermal modelling and energy strategy — informing building fabric and services specification to meet Part L, MEES and net-zero operational targets. We advise on renewable energy, heat pump strategies, fabric-first approaches and the balance between upfront embodied carbon and long-term operational performance.
ESG Reporting & Disclosure
Preparing and supporting ESG disclosures for institutional clients — TCFD climate risk reporting, GRESB submissions, SFDR Article 8 and 9 compliance, and Streamlined Energy and Carbon Reporting. We translate project-level data into the portfolio metrics that investors, funders and regulators require.
Biodiversity Net Gain & Ecology
Biodiversity net gain calculations under the mandatory BNG regime, habitat management plan preparation and ecological enhancement strategy — coordinating with ecologists, landscape architects and planners to satisfy planning conditions while delivering genuine biodiversity improvement alongside the development.
Our Approach
How we embed sustainability from brief to occupation
Carbon Baseline & Target Setting
We establish the project’s carbon baseline at feasibility — whole-life carbon budget, operational energy target and BREEAM rating aspiration — and write these into the project brief as binding requirements rather than aspirations. Targets set here shape procurement, design and contract; targets set later are decoration.
Design Stage Assessment & Optimisation
As the design develops, we run BREEAM pre-assessments, embodied carbon calculations and energy modelling to track performance against the brief targets at each stage. We identify where the design is under-performing early enough to change it, and advise on specification alternatives that recover carbon performance without undermining design intent or cost.
Procurement & Contract Requirements
Sustainability commitments are only as strong as their contractual expression. We prepare the sustainability-specific employer’s requirements — BREEAM obligations, carbon reporting protocols, waste management targets, material restrictions and verification requirements — so that the contractor’s tender price and programme reflect the actual performance obligations.
Construction Carbon Monitoring
During construction, we audit contractor carbon reporting, review material substitution requests against the embodied carbon budget, monitor BREEAM credit compliance and attend site inspections to verify that the specified performance measures are being built as designed. Carbon performance cannot be recovered after the structure is in the ground.
Commissioning & Certification
We manage the BREEAM post-construction assessment and certification process — coordinating with the appointed assessor, compiling the evidence required for each credit, reviewing the commissioning programme for building services and ensuring the as-built performance data is captured in a form suitable for future ESG reporting.
Post-Occupancy & ESG Reporting
In use, we support occupancy data collection, energy performance monitoring and the annual ESG reporting cycle — comparing actual operational performance against design targets, identifying the causes of any performance gap and producing the asset-level carbon data that feeds portfolio reporting to investors, funders and regulators.

Sustainability advisors appointed at RIBA 3 to review a completed design cannot change it. We are appointed at the brief stage, write performance targets into project documents from the outset, and sit alongside the design team at every stage gate where the key decisions are still open. Our team holds BREEAM Accredited Professional status, RICS whole-life carbon competency and current knowledge of TCFD, GRESB, SFDR, Part L 2021 and the evolving mandatory BNG regime.
