Case Study — Industrial & Logistics Greenlight Reading

Project Manager, Employer’s Agent and Quantity Surveyor for a 49,208 sq ft industrial and logistics unit on a brownfield site in Reading, targeting BREEAM Outstanding, from inception through to appointing the main contractor.

The challenge

A brownfield site brought back into use

Design drawings for a new industrial scheme

A logistics joint venture set out to replace redundant buildings on Bennet Road, Reading, with a single new industrial and logistics unit of 49,208 sq ft, 1.5 miles from M4 Junction 11. The scheme comprises 41,512 sq ft of warehouse and 7,696 sq ft of Cat A offices, with a 35m secure yard and 39 parking spaces.

The specification targeted BREEAM Outstanding, EPC A+ and Net Zero Carbon Operations Enabled, with solar PV, EV charging, 12m eaves, 50 kN/m² floor loading, 500 kVA of power and a wellness garden. The works had to be packaged in two phases, demolition and site clearance followed by construction, and defined, priced and secured in the contract before a contractor was appointed.

Delivered by Ollie Thompson MRICS in a previous role at Trinity Property Consultants.
