Case Study — Industrial & Logistics Greenlight Heathrow
Project Manager, Employer’s Agent and Quantity Surveyor for a 41,955 sq ft industrial and logistics unit at Colnbrook, next to Heathrow Airport, targeting BREEAM Outstanding, from inception through to appointing the main contractor.
The challenge
A best-in-class unit next to Heathrow

A logistics joint venture set out to deliver a single detached industrial and logistics unit of 41,955 sq ft at Colnbrook, 0.3 miles from Heathrow Airport and five minutes from M25 Junction 14. The scheme comprises 35,242 sq ft of warehouse and 6,713 sq ft of offices, with a 35m secure yard and 39 parking spaces.
The specification targeted BREEAM Outstanding, EPC A+ and Net Zero Carbon Operations Enabled, with solar PV, EV charging, 10% rooflights, 11m eaves, 50 kN/m² floor loading and 500 kVA of power. All of this had to be defined, priced and secured in the contract before a contractor was appointed.
Delivered by Ollie Thompson MRICS in a previous role at Trinity Property Consultants.
