Case Study — Industrial & Logistics Unit 30, Hartlebury Trading Estate

Quantity Surveyor, Employer’s Agent and Project Manager for a new-build 30,000 sq ft warehouse and office facility near Kidderminster, built to suit a pre-let tenant for an institutional property fund.

The challenge

A new facility built around its tenant

Inside the steel frame of Unit 30 during construction, Hartlebury

An institutional property fund agreed a 15-year pre-let with Etac, a developer and provider of assistive devices and patient handling equipment, relocating its operation to Hartlebury Trading Estate in Worcestershire. The fund needed a new 30,000 sq ft building designed and built around Etac’s needs.

The scheme combined warehouse, assembly, office and training space, with fitted offices finished to Etac’s own specification, a service yard with level access doors and a loading dock, and car and HGV parking, all to BREEAM Very Good.

Delivered by Ollie Thompson MRICS in a previous role at Trinity Property Consultants.
